Q: Can you help me secure a rental residence to live in?
A: We do manage a limited number of leased rental properties, please email or call us for details.
 
Q: Where can I get complete information about ALL properties currently for sale in the Sevier County area?
A: You can perform a live search of ALL properties listed by the Great Smoky Mountain Association of Realtors at our sister site, http://gatlinburg-real-estate-listings.com.
 
Q: Can I rent a chalet or cabin through RE/MAX All Pro, Realtors?
A: No, we don't offer rental management for overnight rental properties at this time.
 
Q: I'm a potential property Seller - What level of success has the Schoenfield Team attained?
A: Jeff Schoenfield consistently is the number one agent in the county, (out of well over 300 members of our local board), serving over 100 families in 2003! Q: What is an overnight rental property?
A: A chalet or cabin that is offered as a vacation rental on a short term (nightly) basis. Houses have been offered in this way in Sevier County since shortly after the creation of the Great Smoky Mountain National Park, in 1934.
 
Q: What percentage of the property's gross income does the rental management company keep?
A: The typical split is 60/40%, with the larger portion going to the homeowner.
 
Q: Do overnight rental properties really pay for themselves?
A: Each property is different, and there are no guarantees, but a good rental property, in a good rental location, managed by a professional management company can do very well.
 
Q: What is your definition of very well?
A: Some rental properties in the Smokies can rent at a 75% occupancy rate, although this is not typical of all rentals here. A good house should rent in the neighborhood of 200 nights a year or more.
 
Q: What rental companies do you suggest to manage my overnight rental property?
A: We can recommend several, including Jackson Mountain Rentals, Mountain Valley Properties, and Resort Chalet Rentals.
 
Q: What features are essential to the success of an overnight rental property?
A: Convenient location, newer construction, full package of amenities including view or seclusion, hot-tub, pool table, jetted indoor tub (Jacuzzi or similar). Log or log-look construction is a real plus as well.
 
Q: Are most properties sold furnished? What do I need to plan on buying?
A: Most homes/condos ARE sold fully furnished, but with most companies you will need to supply 2 sets of linens.
 
Q: Do you recommend that I get a mortgage locally, or in my hometown?
A: It is usually easier to get a loan locally, as many banks cannot lend outside of their home area. Also, the local lenders know the appraisers, the surveyors, etc.
 
Q: Can you recommend service providers (lenders, title companies, home inspectors, etc.)?

Q: Do I need an appointment, or can I just "walk-in"?
A: Yes, we work by appointment only, and wouldn't want you to waste a trip because we are already working with someone else that day.
