What is an overnight rental property?
A: A chalet or cabin that
is offered as a vacation rental on a short term (nightly) basis.
Houses have been offered in this way in Sevier County since
shortly after the creation of the Great Smoky Mountain National
Park, in 1934.

What percentage of the property's gross income does the rental
management company keep?
A: The typical split is
60/40%, with the larger portion going to the homeowner.

Do overnight rental properties really pay for themselves?
A: Each property is different,
and there are no guarantees, but a good rental property, in
a good rental location, managed by a professional management
company can do very well.

Q:
What is your definition of very well?
A: Some rental properties
in the Smokies can rent at a 75% occupancy rate, although this
is not typical of all rentals here. A good house should rent
in the neighborhood of 200 nights a year or more.

What rental companies do you suggest to manage my overnight
rental property?
A: We can recommend several,
including Jackson Mountain Rentals, Mountain Valley Properties,
and Resort Chalet Rentals.

What features are essential to the success of an overnight rental
property?
A: Convenient location,
newer construction, full package of amenities including view
or seclusion, hot-tub, pool table, jetted indoor tub (Jacuzzi
or similar). Log or log-look construction is a real plus as
well.

Are most properties sold furnished? What do I need to plan on
buying?
A: Most homes/condos ARE
sold fully furnished, but with most companies you will need
to supply 2 sets of linens.

Do you recommend that I get a mortgage locally, or in my hometown?
A: It is usually easier
to get a loan locally, as many banks cannot lend outside of
their home area. Also, the local lenders know the appraisers,
the surveyors, etc.

home inspectors, etc.)?
A: Yes, we have a page of
